TUS Coonagh Cross Development

The TUS Coonagh Cross project involved the Redevelopment, Refurbishment and high-end fit out of the Coonagh Cross Building for use as classrooms, lecture rooms and offices by TUS Limerick under a GCCC public works employer designed contract.

Construction works comprised of the extensive redevelopment, refurbishment and fit out works of the 5,900m2 former shopping centre site within a live public campus environment. The works generally consisted of the installation of new mechanical & electrical services, the fit-out of new teaching, learning and engineering tutorial spaces, new finishes and all ancillary works. Some civil (e.g. excavation for service installation), piling and structural work was also completed during the fit-out stage.

Fit-Out of a developed shell for use as a technological university building incorporating precision engineering & electrical engineering workshops and laboratories, an integrated HGV & LGV garage facility, lecture theatres, tutorial rooms, IT labs, catering facilities, student services centre, smarter travel facilities and general accommodation facilities and amenities.

The Main Works include the following:
• Taking control of the works area.
• Delineation and separation of the works area to include the setup of construction access routes.

• Location and termination of existing live services.
• Civil (e.g. excavation for service installation), piling and structural work
• Soft strip to all rooms in the construction area.
• Demolition of the existing stud wall, ceilings, floor screed.
• Marking out and placement new std partitions
• Full M&E Services Installation
• New Offices
• New switch/plant rooms
• Slabbing to walls/ceilings
• Skim/tap & joint to walls and ceilings
• First & Second fix carpentry
• Paining & decorating
• Commission all systems, certify and handover.
